Calvert Approves Development Agreement for 20,000 Square Feet of Class-A Office Space
PRINCE FREDERICK, Md., -- August 3, 2000 -- On August 1, 2000, the Calvert County Board of Commissioners approved a Development Agreement between Calvert County and Woodbridge Construction Corporation (Woodbridge) of Annapolis. The project will be constructed as a mixed-use business campus. The property is currently zoned Employment Center (EC)/Town Center (TC) and will develop as TC property through the Agreement.
The vacant 10-acre project site is located on Maryland Route 231 and Prince Frederick Blvd., Prince Frederick, Md. As part of their agreement with the County, Woodbridge will construct a minimum of 20,000 sq/ft of Class-A office, work with County staff in designing the campus, and focus development on the internal aspects of the property. As part of their agreement with Woodbridge, the County will allow TC uses on the property, allowed limited retail commercial, restaurant and storage facility uses, increase the maximum height from 40’ to 50’ for buildings, and reduce set back requirements to provide better visibility for the campus; the setback change is consistent with TC zoning.
The County Commissioners under Ordinance 10-97 created uses of Development Agreements. The Ordinance allows "all non-residential uses permitted in Town Centers be permitted in the EC/TC district" under the terms of a development agreement.
