Zoning Information.
Calvert County, Maryland has adopted the town center zoning concept to best
utilize the resources and address environmental concerns. The Calvert County
Zoning Ordinance calls for the concentration of commercial, retail and high
density residential developments to occur in designated Town Center areas.
Industrial areas are located throughout the County, but mainly at the Calvert
County Industrial Park. In addition to the Calvert County Zoning Ordinance, many
of the town centers have Town Center Master Plans which impose additional
regulations on allowed uses and architectural style.
Business Zoning Categories
| Town Center Zoning (TC): Allows
retail, office and commercial uses, dense residential uses and limited
industrial uses. |
| Employment Center Zoning (EC/TC): is
intended for planned development of office parks or large commercial projects.
Limited residential or retail uses. |
| Rural Commercial Zoning (RC):
designates commercial areas outside of town centers. Rural
Commercial Zoning allows many of the same uses as Town Center, but is usually
limited by site size and impact on surrounding properties. |
| Light Industrial Zoning (I-1): is the
County's oldest industrial zoning. Category I-1 zoning is intended for
manufacturing, assembly, processing and warehousing operations. Retail and
commercial uses are limtied inthe I-1 zones. |
| Marine Commercial (MC) is intended to
provide for businesses which supply and cater to marine activities. |
